District Realty Office
CSV was engaged to complete the interior fit-up of District Realty’s new office space at 20 James Street in Ottawa. The design focused on creating a workplace that enhanced functionality while reflecting the company’s culture, values, and brand identity. A refined, timeless aesthetic was developed to support the organization’s long-term growth and evolving needs. The downtown location was selected to improve accessibility and strengthen connections to District Realty’s extensive property portfolio throughout the city.
Employee Wellness
CSV focused on establishing a central gathering space that would serve as the heart of the office. A spacious kitchen and lounge area was designed to support both everyday collaboration and larger staff events. Through thoughtful space planning, the boardroom was positioned adjacent to this hub and equipped with a large operable wall, allowing the two spaces to function independently or combine into a larger venue for company-wide gatherings. A dedicated fitness area was also incorporated to support employee wellness and provide space for training and health-focused activities throughout the workday.
Functional Design
Balancing private offices with open workstations was a key design consideration, with particular attention given to acoustic performance and team functionality. Offices were organized within the building core, while open work areas were located along the perimeter to maximize access to natural daylight and exterior views. This approach improved the overall workplace environment and created bright, comfortable spaces for staff. The completed office successfully supports District Realty’s operations while reinforcing its culture through a high-quality, contemporary interior environment.
